An aging assisted-living facility in Glendale will get a new life as an affordable housing building for senior citizens.
The Parkview Glendale project, proposed by developer EAH Housing, will transform a two-story structure spanning 426 Piedmont Avenue and 507 Naranja Drive into 68 studio and one-bedroom apartments, Urbanize Los Angeles reported. Each unit will come complete with central air and heating and window coverings.
The 43,000-square-foot building will offer a community room, resident lounge, community garden, courtyards, on-site laundry, management offices, parking, and an in-house coordinator for resident services. Egan Simon Architecture and ICON National are designing the property.
“The city of Glendale has invested [$11.9 million in land from the Housing Authority and $2.2 million in cash] in Parkview Glendale because affordable housing is critical to developing a thriving community,” Glendale Mayor Ara Najarian said in a statement to Urbanize of what he called the “smart, compassionate redevelopment.” “This project allows older adults to age with dignity, stay connected to their community, and live close to essential services.”
Parkview Glendale will welcome residents earning between 30 and 60 percent of the area median income level, currently defined as $29,130 to $58,260 for one person.
The project is expected to be completed next year.
Parkview is the latest affordable housing development to rise in Glendale in recent years.
In 2019, the city acquired a 2.8-acre parcel at 515 Pioneer Street for a 340-unit complex of studio, one- and two-bedroom apartments. When that National CORE and Linc Housing Corporation-led development opens this winter, it will be the largest affordable housing development in Glendale and serve households earning between 30 and 80 percent of the area median income level.
Two more senior affordable housing developments are underway at 900 and 912 East Broadway.
At 900 East Broadway, Los-Angeles based Meta Housing Corporation is completing the Citrus Crossing apartments, which will boast 127 senior apartments reserved for those making between 30 and 70 percent of the area median income. It’s expected to feature an 8,000-square-foot plaza, rooftop deck, two community rooms, senior services room and a two-level subterranean parking garage.
Next door, Abode Communities is redeveloping the former Harrower Laboratory and Clinic at 912 East Broadway into 40 affordable units for senior citizens, complete with on-site resident services and amenities including a central courtyard.
