Motek café will open its fifth South Florida restaurant this year in Brickell City Centre

GTCR, Clear Street | downtown West Palm Beach

Stephen Ross’ Related Companies scored 20 leases for a combined 200,000 square feet at its vast downtown West Palm Beach office holdings. 

Among them, Chicago-based private equity firm GTCR took 26,000 square feet at One Flagler at 154 Lakeview Avenue, marking a 16,700-square-foot expansion from its previously preleased space, according to a Related news release and a spokesperson.  

The 25-story building is 75 percent preleased and is expected to be completed next year. Last year, Greek restaurant Estiatorio Milos, Siris Capital and First Republic Bank also preleased space at One Flagler. 

Law firm Cole, Scott & Kissane took 64,000 square feet at the Esperanté Corporate Center, marking a renewal and 13,000-square-foot expansion of its previous office at the tower at 222 Lakeview Avenue, according to the release and the spokesperson. 

Shay Pope and Mike Phipps of CBRE brokered the deal. 

Related bought half of the ownership stake at the 17-story Esperanté, built in 1989, in 2021 for an undisclosed price. The New York-based firm completed an $8 million renovation of the building. 

New York-based fintech firm Clear Street leased an office at Phillips Point at 777 South Flagler Drive. Related bought the two-building, 19-story property for $282 million in 2021. The size of Clear Street’s office wasn’t provided. 

Wells Fargo leased 7,000 square feet at CityPlace Tower at 525 Okeechobee Boulevard, consolidating its various Palm Beach County offices. Related paid $175 million for the 18-story building, which the firm originally developed in partnership with CP Group in 2008. Wells Fargo’s lease size wasn’t provided. 

Motek | Brickell City Centre | Miami

Mediterranean restaurant Motek continues its South Florida expansion with plans to open its fifth outpost at Brickell City Centre by year-end. 

The café, led by husband-and-wife team Charlie and Tessa Levy, leased 10,000 square feet at 701 South Miami Avenue, according to a Motek news release and a spokesperson for the restaurant. Motek offers kosher-style offerings with Glatt kosher meat, but isn’t a certified kosher restaurant, as it serves dairy and doesn’t have separate kitchens and preparation areas, according to its website. 

Jared Robins and Justin Lee of Inhouse Commercial represented the tenant. The landlord, Swire Properties, was represented in-house by Jonathan Schweitzer 

Motek also has a restaurant at the Seybold building at 36 Northeast First Street in downtown Miami, and two at Aventura Mall, at 19565 Biscayne Boulevard, one on the lower level and another at the third-floor food hall. This year, it also opened an outpost at 45 Miracle Mile in Coral Gables, and leased 5,200 square feet in Miami Beach at the Triton Tower Condominium at 2899 Collins Avenue. 

Dogdrop | Flagler Village | Fort Lauderdale

Dog day care Dogdrop will open its first Florida outpost in Fort Lauderdale’s Flagler Village early next year. 

Nicholas Irwin and Miguel Angel Chuquichanca, franchisees of Los Angeles-based Dogdrop, leased 2,500 square feet at the Motif apartment building at 500 North Andrews Avenue, according to a Dogdrop news release. 

Founded by Shaina Denny, Dogdrop also has outposts in Los Angeles’ downtown and in Hollywood, as well as in Denver. 

An entity tied to California-based Thomas Tomanek & Associate, led by Angelita Tomanek and Larissa Tomanek, bought the 385-unit Motif building for $195 million last year.  

Starbucks, Chama De Fogo Brazilian Steakhouse, Nacho Daddy | Wynwood | Miami

Tricera Capital and Lndmrk Development scored three tenants for a combined 14,000 square feet in Miami’s Wynwood

Starbucks took 2,600 square feet, Chama De Fogo Brazilian Steakhouse took 5,500 square feet and Nacho Daddy took 5,400 square feet at the Society Wynwood project that’s under construction at 2431 Northwest Second Avenue, according to a Tricera news release. 

PMG and Greybrook are developing the mixed-use Society with nearly 318 apartments and commercial space. Tricera, led by Ben Mandell, and Lndmrk, led by Alex Karakhanian, have the 32,000-square-foot retail portion under a purchase contract for an undisclosed price and are slated to close once the project is completed next year, according to a Tricera spokesperson. 

This marks the second planned Wynwood outpost by Chama De Fogo, a concept by the creators of Oliveira’s Steak Bar & Grill based in Massachusetts. It also took 7,500 square feet at 230 Northwest 29th Street, where it will open next year.

Elizabeth Higgins and Marty Arrivo of Acre represented Starbucks. Jenny Geffen and Dave Preston of Colliers represented Nacho Daddy. Elizabeth Hazan of Byblos Hospitality Holdings consulted Chama De Fogo on its lease. 

Jetset Pilates | downtown Miami

Jetset Pilates will open a studio in downtown Miami this year. 

Darcy Towsley, an anesthesiologist and Jetset franchisee, signed a 10-year, 1,500-square-foot lease at the Centro mixed-use building at 151 Southeast First Street, according to the tenant’s news release. 

Founded by Tamara Galinsky, Jetset has been in expansion mode. This fall, it also will open a 1,500-square-foot studio at 4000 Ponce De Leon Boulevard at Coral Gables’ Shops at Merrick Park.
