Dora Puig to open Luxe Living Realty office on Fisher Island 

She acquired a 900 sf unit at Marina Village for $2M

Top luxury broker Dora Puig is opening an office on Fisher Island. 

Puig, owner of Miami Beach-based Luxe Living Realty and Fisher Island Real Estate, paid $2 million for a 900-square-foot space at 40206 Fisher Island Drive that she plans to open before Thanksgiving. Puig also owns her firm’s offices at 1680 Michigan Avenue and at 801 South Pointe Drive in Miami Beach. 

Puig has handled sales for developer Heinrich Von Hanau’s projects on Fisher Island, including Palazzo Della Luna, Palazzo Del Sol, Palazzo Del Mare and more recently, the Links Estates. The latter is a group of luxury single-family homes, of which four remain for sale, Puig said. Asking prices are in the mid to high $30 million range. 

The Links Estates and Related Group’s Six Fisher Island project are the only remaining undeveloped properties on Fisher Island.

She also works on resales on the island, which is why Puig said she decided to open an office for Luxe Living Realty.

“If I don’t expand or elaborate on it, if you aren’t physically there, you disappear,” Puig said. “It’s a complicated island to sell. It takes a while to get really good at it.” 

Puig ranked third on The Real Deal’s ranking of top residential brokers in Miami-Dade over the past year, with nearly $267 million in on-market sales volume. 

Property records show AMD Corp. sold the Fisher Island unit, which is in Marina Village. The company is led by Valdomiro Dondo of Angola-based VMD Group. AMD Corp. paid $320,000 for the unit in 2015. The office includes two parking spaces for cars and two spaces for golf carts, Puig said. 

Fisher Island, off Miami Beach, is home to one of the wealthiest ZIP codes in the U.S. The island is accessible only by ferry, boat or helicopter. 

Though residential sales have been on the decline for more than a year, the very high end of the South Florida market, led by Palm Beach, has continued to see record sales.

“If [anywhere] is going to emulate Palm Beach, it’s Fisher Island,” she said. “This is like the Baker’s Bay of Miami.”
