Hotel mogul makes $4M-plus in five years on Fisher Island condo sale

Hospitality titan Keith Menin and his wife, Evelyn Menin, sold their Fisher Island condo for $10.5 million.

The Menin Hospitality principal traded the unit at 6800 Fisher Island Drive in an off-market sale. ONE Sotheby’s International Realty handled both sides of the transaction with Dennis Carvajal representing the seller and Elena Bluntzer representing the buyer, whose identity has not been disclosed. The price amounts to $2,917 per square foot.

Unit 6825 spans 3,600 square feet in the waterfront Palazzo Della Luna Residences. It has three bedrooms, three and a half bathrooms, a private elevator, a wine fridge and a rain shower. Each room opens up to terraces that overlook Miami’s Government Cut and marina. 

Menin, through a family trust, bought the unit for $6.1 million in 2021, according to property records. Its latest sale was the largest of five condo contracts asking more than $4 million signed in Miami-Dade County last week. 

Miami’s luxury condo market is “on a roll,” according to Condo Blackbook. The $1 million market recorded its third-strongest first quarter ever, with 424 closed sales and a $1.84 million average sale price, the site said. The $2 million market saw 204 closed sales and a $3.6 million median sale price, up 5 percent from last year.

Condo sales on Fisher Island, the exclusive 216-acre private residential community, have far-surpassed that average. Fisher Island was ranked the nation’s wealthiest zip code last year, according to Property Shark.

In 2021, financial advisory firm CEO Mark Coe bought a unit at Palazzo Della Luna Residences for $6.1 million. That same year, a former White House adviser purchased a unit in the same building for $6.9 million and entrepreneur Adam Arviv bought a unit for $7.5 million. 

Also in 2021, the CEO of a natural nutrition company and his wife bought a Fisher Island condo for $17.4 million. Former NBA player David Lee and his wife, Danish tennis pro Caroline Wozniacki, sold their Palazzo Del Sol penthouse for $37 million. 

Palazzo Della Luna Residences is a 10-story, 50-unit condo building built in 2019. 

Menin has been an active buyer and seller in South Florida’s real estate market. Earlier this month, he sold a flipped property on North Bay Road for $27 million. In 2021, he bought a Venetian Islands mansion for $21 million.

Menin Hospitality was founded in 2005 by Menin and Jared Galbut. The firm specializes in boutique hotel, restaurant and nightlife concepts, according to its website.
