Miami-Dade County’s luxury condo sales finished the year strong, reflecting the resiliency of the South Florida market despite broader economic headwinds.
Top condo sales for December totaled $181.7 million, rebounding from November’s $143.4 million in sales. By comparison, October and September had $157.2 million in sales and $185.3 million in sales, respectively.
Multiple Listing Service data from condo.com show December’s sale prices for the top 43 condos ranged from $900,000 to $21 million. By comparison, November’s sale prices for the top 42 condos ranged from $1 million to $11 million, and October sale prices for the top 45 condos ranged from $1.4 million to $11.2 million.
A condo at Four Seasons Residences at the Surf Club in Surfside closed with the highest price tag in December. Retail mogul Michael George sold unit S607 at 9001 Collins Avenue for $21 million. George is a board member of Ralph Lauren, AutoZone, and the National Constitution Center, according to his LinkedIn.
Nancy Batchelor with Compass had the listing. Mark Kurkin with Beachfront Realty worked with the unidentified buyer.
A condo at One Thousand Museum in Miami closed with the second-highest price. Moisey Uretsky, founder and CEO of Miami-based data software startup Statype, paid $18.3 million for Units 5401 and 5402 at 1000 Biscayne Boulevard. The true seller is unknown. Lourdes Alatriste with Douglas Elliman worked both sides of the deal.
December’s top 43 sales averaged $4.2 million, higher than November’s average of $3.4 million and October’s average of $3.5 million.
The average price per square foot in December came to $1,461, and ranged from $346 per square foot to $5,319 per square foot. November averaged $1,191 per square foot, and October averaged $1,333 per square foot.
